We love the classic 1950s and 60s bungalows in Glen Eden. They are solid, “human” homes with great bones.

If you’re thinking of renovating, it’s tempting to go all-out. But as agents who see what buyers really pay for, here’s our “simple” advice on where to spend your money.

1. The kitchen: Make it “approachable”

This is always number one. You don’t need a $50,000 designer kitchen. You just need a kitchen that is clean, “stylish,” and open. If you can, taking down a non-structural wall to open the kitchen to the dining or living area will transform the feel of the whole house. If not, a “simple” benchtop and handle update can work wonders.

2. The deck: Create indoor-outdoor flow

West Auckland is all about the “lifestyle.” Buyers here want a connection to the outdoors. Adding a deck that flows straight off your living area is the single biggest “lifestyle” win. It creates a whole new living space for summer BBQs and makes the house feel twice as big.

3. The bathroom: Make it clean and “simple”

A “stylish” bathroom adds huge emotional value. But again, “simple” is key. A new vanity, modern tapware, and a fresh coat of paint can make an old, tired bathroom feel brand new. Focus on “clean” and “bright.”

What not to overspend on?

Our “honest” advice? Be careful with expensive landscaping. A tidy, “simple” garden is all you need. Buyers want to see a clean canvas, not a high-maintenance garden they’ll have to look after.
